These Website Terms of Use (“Terms”) govern access to and use of iwantmoreclosings.com and the public pages, free workshop, replay, booking functions, and related communications made available through it (collectively, the “Site”).
The Site is operated by the operator of iwantmoreclosings.com, doing business as I Want More Closings (“IWMC,” “we,” “us,” or “our”). Do not treat any other entity name as verified until it is stated here.
Please read these Terms carefully. If you do not agree with them, do not use the Site or submit information through it.
1. Scope of These Terms
These Terms apply only to public Site use, free resources, workshop registration and attendance, replay access, call booking, and related email or optional SMS communications.
These Terms do not govern:
- A paid Cash Offer Funnel engagement, which is formed only through a separate order form or service agreement that you affirmatively accept.
- Closer OS, which is governed by separate terms presented through that product.
- Real-estate brokerage, agency, listing, buyer-representation, property-acquisition, or investment services.
- The independent terms and policies of third-party platforms.
If a separately accepted order form, service agreement, software agreement, or other contract conflicts with these Terms, that separate agreement controls for the service it covers.
By accessing the public Site, you may use it under these Terms. Submitting a registration, booking a call, or checking a box is assent only to the specific terms shown there. Browsing is not consent to marketing texts, a Cash Offer Funnel contract, Closer OS terms, arbitration, a jury waiver, or a class waiver. Those require a separate affirmative act, and these Website Terms do not include arbitration or class or jury waivers.
2. Business Separation and No Brokerage Relationship
IWMC is separate from Josh Sayre’s personal real-estate brokerage practice and is not eXp Realty.
The Site provides marketing, education, workshop, and sales-consultation information for real-estate professionals. Nothing on the Site creates a real-estate brokerage, agency, fiduciary, employment, partnership, joint-venture, franchise, legal, tax, accounting, or lending relationship between you and IWMC.
You remain responsible for compliance with licensing laws, brokerage supervision, advertising rules, fair-housing requirements, privacy rules, platform policies, professional standards, and other obligations that apply to you and your business.
3. Eligibility
The Site is intended for adults in the United States, particularly licensed real-estate agents and brokers.
By using the Site, you represent that:
- You are at least 18 years old.
- You have legal capacity to agree to these Terms.
- Information you submit is accurate and relates to you, unless you are authorized to provide it.
- Your use of the Site complies with applicable law and professional obligations.
The Site is not directed to children under 13. Persons under 18 should not use the Site or submit information.
4. Free Workshop, Replay, and Booking
IWMC may offer a free live workshop, registration and confirmation pages, a replay, informational resources, and a call-booking page.
Registration does not guarantee admission, uninterrupted access, a recording, continued replay availability, or any business result. We may reschedule, change, suspend, limit, or discontinue a free workshop or resource when reasonably necessary.
A booked call is a sales conversation in which IWMC may discuss working together. Booking a call does not require a purchase, does not guarantee that an offer will be made, and does not create a paid engagement.
5. Registration Information and Referrals
You agree to provide accurate information when you register, communicate, or book a call. You should submit information about another person only if you are authorized to do so.
Sharing a registration link with a friend does not register that person. The friend must complete their own registration and make their own communication choices.

6. Email and Text Communications
6.1 Email
When you register, request information, book a call, or communicate with IWMC, you may receive transactional, workshop-related, and commercial email. Commercial email provides an unsubscribe mechanism. Unsubscribing from commercial email may not stop transactional, security, contractual, or legally required communications.
6.2 Optional Text Messages
IWMC sends automated marketing or informational texts only if you opt in through the optional, separate, unchecked SMS checkbox. We do not treat Site use, registration, booking, or purchase as SMS consent. A confirmation message may be sent after an opt-out request only when the applicable messaging system is configured to send that message and then suppress further messaging.
Text-message consent is requested separately when offered. It is optional and is not a condition of purchase.
If you affirmatively select the SMS option, you agree to receive automated marketing and informational texts from I Want More Closings, which may include workshop reminders. Message and data rates may apply. Frequency varies.
You may reply STOP to cancel or HELP for help. You may also revoke consent by any reasonable method, including by emailing [email protected] or calling (928) 267-0077.
SMS consent does not authorize unrelated third parties to market to you. Mobile information and SMS consent are not sold or shared with third parties for their own marketing. Service providers, carriers, aggregators, and messaging platforms may process that information solely to provide communications and compliance support.
7. Paid Cash Offer Funnel Services
The Site does not itself sell or form a paid Cash Offer Funnel engagement.
A paid engagement is formed only when you affirmatively accept a separate order form or service agreement. That agreement controls pricing, payment timing, deliverables, responsibilities, intellectual-property rights, account ownership, portability, refunds, cancellation, term, termination, confidentiality, support, dispute terms, and other commercial conditions.
Marketing pages, workshop statements, emails, or sales conversations do not modify a separately accepted service agreement unless that agreement expressly permits the modification in writing.
These Website Terms do not transfer ownership of landing pages, advertising accounts, customer-relationship-management configurations, creative assets, tracking systems, software, or other property.
8. Closer OS
Closer OS, including registration through app.iwantmoreclosings.com, is governed by separate terms and privacy notices presented through that product.
These Website Terms do not grant a Closer OS license and do not establish its trial, price, renewal, billing, cancellation, refund, account, data, or software conditions.
9. Third-Party Financing
Third-party financing may be available from independent providers, subject to provider availability, approval, and separate terms.
IWMC is not a lender or credit broker, does not determine financing eligibility, and does not guarantee approval. A financing provider’s terms and decisions are its own.
10. Third-Party Platforms and Services
The Site uses or links to third-party services, which may include Zoom, Calendly, Wistia, Google Calendar, Meta, GoHighLevel and LeadConnector, Zapier, Cloudflare, payment processors, and other providers.
Those services may be governed by separate terms and privacy policies. IWMC does not control their independent practices, availability, account decisions, platform rules, or service interruptions.
A personal Zoom join link is provided through Zoom’s registration process. A generic calendar or event link is not a substitute for the personal join link when Zoom requires one.
11. Acceptable Use
You may not:
- Violate law, licensing rules, brokerage policies, professional duties, platform rules, or third-party rights.
- Submit false, misleading, fraudulent, or unauthorized information.
- Impersonate another person or misrepresent an affiliation.
- Introduce malicious code, interfere with security, overload systems, or attempt unauthorized access.
- Scrape, harvest, copy, frame, mirror, reverse engineer, or systematically extract Site content except where law expressly permits it.
- Use the Site, workshop, forms, or communications to send spam or unlawful advertising.
- Remove copyright, trademark, attribution, or proprietary notices.
- Use IWMC materials, brand names, scripts, advertising, pages, or systems commercially without an express right under a separate written agreement.
- Submit another person’s personal information without authorization.
We may restrict or terminate access to protect the Site, users, providers, or legal rights.
12. Intellectual Property
The Site, workshop materials, text, graphics, videos, designs, branding, templates, scripts, and other content are owned by IWMC or its licensors and are protected by intellectual-property laws.
Subject to these Terms, IWMC grants you a limited, revocable, non-exclusive, non-transferable right to access and view the free Site content for your own internal business evaluation and education. This viewing right is not a license to copy, adapt, or publish workshop scripts, ads, funnels, templates, or recordings in your marketing or on your listings.
No right to reproduce, distribute, sell, sublicense, publish, create derivative works from, or commercially use Site materials is granted unless a separate written agreement expressly provides it.
Your rights in materials created or configured under a paid engagement, if any, are determined only by the separately accepted service agreement.
13. User Submissions and Feedback
If you submit questions, comments, feedback, or other content, you grant IWMC a non-exclusive right to use that content as reasonably necessary to respond, operate the Site, improve services, maintain records, and protect legal rights.
Submitting feedback does not transfer ownership of your pre-existing materials. IWMC will not use your name, image, testimonial, or case study in public marketing solely because you submitted ordinary feedback. A separate authorization may be requested for promotional use.
14. No Business-Results Guarantee
The Site and free workshop provide general marketing, education, and business information. They do not guarantee leads, appointments, listings, cash offers, closings, revenue, profit, income, advertising performance, financing approval, or return on advertising spend.
Examples, demonstrations, case studies, and testimonials describe individual circumstances. They may be uncommon and are not promises of what you will achieve. Outcomes depend on market conditions, advertising spend, implementation, professional skill, follow-up, brokerage supervision, platform decisions, and other factors outside IWMC’s control.
You are responsible for evaluating claims, budgets, compliance requirements, and business decisions.
Any contrary statement in a workshop, replay, sales call, ad, or email is not a guarantee. For public Site use, this section controls. For a paid engagement, only a separately accepted agreement can add a guarantee, and only if it says so expressly.
15. No Professional Advice
Site content is not legal, tax, accounting, lending, investment, or brokerage advice. You should obtain advice from qualified professionals familiar with your facts and jurisdiction.
16. Electronic Communications
You consent to receive Site-related notices electronically at the email address you provide. This consent applies to electronic delivery of Site notices and does not by itself constitute consent to marketing text messages.
You are responsible for keeping your email address current and for maintaining access to it.
17. Changes to the Site and These Terms
We may update the Site and these Terms. Revised Terms will be posted with a new “Last Updated” date.
Changes to these Website Terms govern future public Site use. They do not unilaterally change a paid service agreement, software agreement, price, refund term, ownership term, or other separately accepted commercial obligation.
If you do not agree with revised Terms, stop using the Site.
18. Disclaimer of Warranties
To the maximum extent permitted by law, the Site, free workshop, replay, booking functions, and public content are provided “as is” and “as available.”
IWMC disclaims warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, and results, to the extent the law permits.
IWMC does not warrant that the Site will be uninterrupted, error-free, secure, or compatible with every device or third-party platform.
Some jurisdictions do not allow certain warranty exclusions, so some exclusions may not apply to you.
19. Limitation of Liability
To the maximum extent permitted by law, IWMC will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from public Site or free-workshop use, including lost profits, lost opportunities, lost data, advertising loss, platform action, or business interruption.
To the maximum extent permitted by law, IWMC’s total liability arising from public Site or free-workshop use will not exceed the amount you paid IWMC for that Site or free-workshop use during the 12 months before the claim, if any.
These limitations do not apply where prohibited by law and do not limit obligations contained in a separate paid service agreement.
20. Indemnification
To the extent permitted by law, you agree to defend and indemnify IWMC against third-party claims, damages, and reasonable costs arising from your unlawful use of the Site, your unlawful advertising, your infringement of another person’s rights, or your unauthorized submission of another person’s information.
This section does not impose obligations that applicable law prohibits.
21. Non-Waivable Rights and Disputes
No provision of these Terms waives a right or remedy that applicable law does not permit you to waive. These public Website Terms do not require arbitration and do not contain a class-action or jury-trial waiver. A separate paid service agreement may contain dispute terms only if you affirmatively accept it and the clause is enforceable.
22. Termination
We may suspend or terminate public Site access when reasonably necessary to address misuse, security, legal requirements, or risk to IWMC, users, or service providers.
Sections that by their nature should survive termination will survive, including intellectual property, disclaimers, limitations, indemnification, and miscellaneous provisions.
23. Miscellaneous
If a provision is unenforceable, it will be limited or removed to the minimum extent necessary, and the remaining provisions will continue in effect.
A failure to enforce a provision is not a waiver. IWMC may assign these Terms to a successor in connection with a reorganization, corporate financing or investment, sale, or transfer of the relevant business. You may not assign your rights under these Terms without written consent.
These Terms and the Privacy Policy are the entire agreement governing public Site use. They are not the entire agreement for a paid service or Closer OS.
Headings are for convenience and do not control interpretation. These Terms do not create third-party beneficiary rights, including rights for eXp Realty.
